Use the Address When the Property Is the Signal
A deck builder may care about homes built in a certain era, lots near a completed project, or properties inside a service radius. A direct-mail list can use address and permitted property attributes to reach that geography without waiting for the homeowner to search. List availability, accuracy, privacy rules, and permitted uses vary, so review the source and exclusions before mailing.
Digital ads still have advantages. They can capture active intent, change creative quickly, and produce faster feedback. Direct mail can be useful when the address itself carries more buying information than an inferred online audience.
Do not settle the argument with reach estimates. Run a side-by-side test with distinct phone numbers or landing paths, matched geography, clear costs, qualified-lead rules, consultations, and signed work.
Use a List You Can Explain
You should be able to explain why every address belongs in the test. A useful list might include:
- homes within a measured radius of a completed project;
- owner-occupied properties inside your service area;
- homes built during an era tied to the work you sell; or
- addresses affected by a permitted local change.
Use only lawful, appropriately sourced fields. Remove current clients when the message would confuse them, homes outside your service area, undeliverable addresses, and any category your provider can’t support reliably.
A small list with a clear reason for inclusion is worth more than a huge list assembled from guesses.
Acknowledge What Digital Ads Do Better
Google can capture a homeowner who is actively searching today. Meta can test creative and audiences quickly. Both can change budget and message faster than a printed piece already in the mail.
Direct mail has postage, production, list quality, and delayed-response risk. It can reach an address without an online intent signal, but it can’t guarantee that the right person reads the piece. The channels have different blind spots.
Run a Side-by-Side Reach and Outcome Test
Choose matched service areas or a randomized holdout where the sample and budget support it. Give the mail cohort a distinct phone number or short landing path, keep the offer and project fit consistent, and ask every caller how they first heard about you.
Compare delivered pieces, observed responses, valid leads, consultations, proposals, signed work, revenue, and total cost. Watch branded search in the mailed geography as supporting evidence, not automatic attribution.
Use the Result to Change the Mix
Mail earns more budget when the property-based list reaches strong projects at an acceptable cost per signed job. Search earns more when active intent produces better work efficiently. They may work together when mail creates awareness and search captures the later return.
